Real Estate Brokers

A real estate broker is general more experienced than a salesperson because there are certain requirements you must meet in order to obtain a NYS broker’s license.  As a real estate broker you can hold your own place of business and have agents work for you.  You can be a broker without having your own place of business however; you must then hold your license with another broker who will act as the principle broker.  If you are a consumer and looking to sell or are on the market to buy, this is a great credential to look for.

Appraisals are Useful for Both Buyers and Sellers

A state certified real estate appraisal means an analysis, opinion or conclusion relating to the nature, quality and value of a subject property.  This can help a buyer in a "down" market and it can also help a seller when listing their home.  This is also a requirement from the bank, the bank wants to in writing that should a borrower default the property is worth the loan amount.  Don’t be afraid of appraisals they can work for both parties in the transaction…plus you cannot avoid them =)

What Exactly is a Real Estate Salesperson?

Under the supervision of a licensed real estate broker, a real estate salesperson facilitates the purchase and sale of property on behalf of customers. A salesperson can obtain and list of property for sale under a principal broker.  Salespersons can also assist buyers (customers) of real estate to locate and purchase property. A real estate salesperson is associated with a real estate broker to list and negotiate the sale, lease, or rental of property for others, for compensation, under the direction and guidance of a responsible broker. A salesperson cannot operate independently.

New York Agency Disclosure Form, Not a Contract


New York State law requires that real estate licensees who are acting as agents of buyers and sellers of property to advise the potential buyers or sellers who they are working with of the nature of their agency relationship and the rights and obligations it creates.  This disclosure will help you the potential buyer or seller to make informed choices about the relationship with the real estate broker and its sales agents.  Throughout a transaction you may receive more than one disclosure form.  The law may require each agent assisting in the transaction to present you with this agency disclosure form.  A real estate agent is a person licensed and qualified to advise about real estate.  Should you need legal, tax or other advice, consult with a professional in that field.
